Below we have given you a basic guide to the selling process.
Valuation
Register with The Property Company today, we will then arrange a free valuation. We can visit your property at any suitable time to inspect your property evaluating your specific requirements in relation to the current market and advise you on a suggested price range. We can also give you ideas that may help to enhance your property to reach a higher price level where we feel this is possible. One of our team will advise you on our fees, terms and conditions so that if you have any queries we can answer them immediately to make the process as simple as possible.
Presentation
You want to achieve the highest price possible for your property. It is therefore important that your property is very well presented for photography and its appearance maintained for viewings. We can advise you room by room on how best to present your property externally and internally to maximise space and layout for optimum effect at no additional cost.
Home information packs
From the 14th December 2007 HIPS are now compulsory for all properties. You must have a Home Information Pack before you are able to market your property.
We use HIPHIP hooray.com. You can order your home information pack either from HIP HIP hooray yourself or we will be happy to order on your behalf and you pay them directly.

Marketing your property
We will maximise the coverage of your property to reach its full potential. Firstly we produce professional photographs, floor plans and highly descriptive written details which will then be promoted by:

- Sent out via SMS text alerts to our database of potential buyers
- Displayed in our windows and plasma screens
- Sent out in the post
- Full colour advertising in local and specialist press
- A quality board will be carefully erected outside your property.
- The Property Company also advertises on Radio and at Property Exhibitions
Viewings
We will forward your property details to potential buyers and then make appointments to suit you. We will accompany the potential buyer to your property and present the property according on your wishes, The prospective purchaser will be given a sales pack containing details and information as approved by you. Once the viewing process has been completed we will give you feed back at your earliest convenience. We will review your property on a weekly basis and advise you on numbers of viewings and interest to assess and review the situation keeping you fully informed at all times.
Budgeting
Allow for the following costs when budgeting:
- Solicitors Fee
- Sales Commission and (HIPS cost if applicable)
- Removal cost if you use a professional removal company
- Utilities – read meters and pay final bills
