Tenant Admin Fees

This information is to provide you with guidance relating to tenant fees and should be read in conjunction with the tenancy agreement.

A two weeks reservation fee will be charged and these monies will be deducted against your balance prior to your move in date.

Before the commencement of your tenancy you will be required to pay one month’s rent in advance and a security deposit of six weeks rent. Please note these may alter depending on individual circumstances.

A fee of one weeks rent plus VAT will charged per tenancy shown on the property details, there will be variable charges payable when an offer is agreed in principle this includes referencing of tenant/s and guarantors including the drawing up of the contract.

Checkout costs in table below are subject to VAT. Costs range between £171.60 (Studio) to £445.20 (7 bedroom property). These fees may vary depending on whether the property is furnished or unfurnished and when the inventory takes place i.e. week day or weekend.

Additional fees

£15.00 for extra rooms i.e second bathroom, utility room, extra reception room.
£10.00 for extra rooms i.e hallways and other areas.

Out of hours charge for Saturday jobs £30.00.


We charge half a week rent plus VAT for renewals of tenancy agreement.


It is your obligation to obtain written consent from the landlord for any change in the identity of the tenants. Upon receipt of this consent The Property Company will draw up a tenancy agreement for signature by all parties. An administration fee of £500 plus VAT will be charged for this which includes a fee for making changes to the contract, references for incoming tenant, new tenancy agreement, surrender of tenancy, new deposit registration, and new inventory.

Please note that The Property Company reserves the right to change the schedule of fees and these terms of business upon providing reasonable notice in writing.
